Staff Recommendation:

Staff recommends that the developer be required to provide curb cuts as deemed necessary by the
City Engineer and construct transportational wails along 153rd Avenue and Sunfish Lake
Boulevard on the subdivision's side of the road. In addition, dedicate a 35 foot wail corridor from
the Sodium Street cul-de-sac to 153rd Avenue and pave an eight foot bituminous path, not
exceeding five percent grade. The 35 foot corridor with path would be park dedication eligible.
The. balance of park dedication would be satisfied in cash. All grading and paving would be
constructed as a Stage I improvement.

Staff also recommends that the developer be required to relocate any movable trees near the 35 foot
corridor if they are to be lost during construction.

Commission Action:

Motion to recommend that the developer be required to provide curb cuts, construct a
transportational wail along 153rd Avenue and Sunfish Lake Boulevard and dedicate a 35 foot
corridor and construct an eight foot bituminous path from Sodium Street to 153rd Avenue, with the
balance of park dedicaton satisfied in cash.

Reviewed by:

Parks/Utilities Supervisor

P&R: 1/11/96
/kas

Copies also distributed to:

City Administrator
City Engineer
Zoning Administrator
Mr. Rick Murray
Mr. Terry Herman
