RECOMMEND PARK DEDICATION FOR FOX KNOLL 2ND ADDITION/ X <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />Rick Murray of l~esidential Development, Inc. is requesting sketch plan review of Fox Knoll 2nd <br />Addition. The l~ropeny is located in the southeast comer of the intersection of Sunfish Lake <br />Boulevard N.W. land 153rd Avenue N.W. The initial proposed plat consists of approximately 25 <br />acres proposed tO be subdivided into 42 single family lots and 1 commercial lot. The Planning <br />Commission is r~. ommending deletion of the commercial lot. The plat will be served by municipal <br />water and sanita~ sewer. The following items are enclosed for your information: <br /> <br /> December's Planning Commission Case <br />] Site loc~tion map <br />· City Staff review letter <br /> <br />Observation: <br /> <br />On December 5, !995, the Planning Commission denied the sketch plan based upon the proposal <br />for the comer co~amercial development. As a result a revised sketch plan will be submitted with <br />modified street alignments. <br /> <br />The Commission will likely require a transportational trail along County Road #57 and 153rd <br />Avenue N.W. t6 the plat boundaries. In addition, the Commission should provide detailed <br />planning directio~ to the applicant. <br /> <br />The 1991 Park atd Trail Plan showed this entire parcel as projected park in recognition of Alpine <br />Park's uncertainty. The current Park and Trail Plan shows an east-west link at the plat's southern <br />boundary. This aligns with City owned high ground across Sunfish Lake Boulevard N.W. in <br />Alpine Park. <br /> <br />The area shown a~ outlot(s) in the southwest comer of the plat, has a pothole type pond in it. Once <br />street grades are ~hown, this pond may be a part of the local drainage system. As such, it may <br />need public acces~ to it.
