The property is located in the southeast comer of the intersection of Sunfish Lake Blvd.
N.W. and 153rd Avenue N.W. The plat consists of approximately 25 acres proposed to be
subdivided into 42 single family lots and 1 commemial lot. The plat will be served by municipal
water and sanitary sewer. The following items are enclosed for your information:

a)
b)
c)

Site location map
Proposed sketch plan
City Staff review letter dated November 29, t995

Observations:

The subject property is zoned R-I Urban Residential for which single famiy residential lots are a
permitted use. However, the parcel of commercial development proposed on the sketch plan
conflicts with the current zoning and the current and proposed Comprehensive Plan.

All of the residential lots appear to meet the minimum 80 foot lot width requirement (90 feet on
corners); future proposals will have to verify that the 10,800 square foot minimum area
requirement is met.

The plat is proposed to receive one access from 153rd Avenue N.W,'and one from Sunfish Lake
Blvd. N.W. (C.S.A.I-L #57). The sketch plan has been forwarded to Anoka County I-:iighway
Department for comment. Ail of the lots will receive access from interior streets. The cul-de-sac
does not exceed the 600 foot maximum length restriction.

A Grading and Drainage Plan and a Tree Preservation and Planting Plan will be required at the time'
of prelirnlnary plat approval.

Park dedication will be considered by the Park Commission on December I4. It is anticipated that
it will consist of a combination of cash and trail development. The developer will most likely also
be required to continue the pedestrian paths along Sunfish Lake Blvd. and 153rd Avenue N.W.

Recommendation:

City Staff recommends denial of a concept plan that includes a proposal for commercial
development.

" Commission Action:

Motion .to:
Approve/deny the sketch plan for Fox Knoll 2nd Addition (and recommend that the
d. eveloper proceed to.revise the sketch plan to eliminate the commercial lot).

Review Checklist:
PC:

City Engineer
Parks & Utilities Supervisor
12/5/95

q
