We offer the following <br />commenm: - <br /> <br />e <br /> <br />General:_ The subject property is zoned R-I Urban Residential and consists of <br />approxi~nately 25 acres proposed to be subdivided into 42 single family lots and one <br />comme/,cial lot. The m'ea designated for commercial development conflicts with the current <br />zoning iand the City's Comprehensive Plan. Staff feels su:ongly that this area should <br />remain as planned, single family residential, and staff will not recommend proceeding to <br />prelim.i~ary plat with this plan. The conversion of this commercial lot to single family use <br />may haq, e a substantial impact on the street plan. <br /> <br /> Access yoLots: Thc plat is proposed to receive one access from 153rd Avenue N.W. and <br /> one fro~ Sunfish Lake Blvd. N.W. (C.S.A.H. #57). The sketch plan has been forwarded <br /> to the Anoka County Highway Department for comment. All of the lots would receive <br /> access h'om interior streets. The cul-de-sac proposed does not exceed the 600 foot <br /> max~mtim length restriction. <br /> <br />Transt~°rtation Immcts: On November 20, 1995, the Ramey City Council approved the <br />impleix~ ntafion ot~ a Transportation Impact Fee. At this time, the fee. is proposed at <br />$500.00 per lot. The exact implementation details have not been finalized but Fox Knoll <br />2nd A&tifion is potentially impacted by this new fee. <br /> <br />~t Sizes and Dimensions: All of the residential lots platted meet the 80 foot minimum lot <br />width r.~luirement (90 feet on comer lots). Future revisions or preliminary plat drawings <br />will hav~_' to verify that all of the lots meet the I0,800 square foot minimum lot size. <br /> <br />Sewer and Water Services: The parcel wig be served by city water and Sanitary sewer. <br />The fee[rifle owner of the subject property must submit a petition requesting.the extension <br />of the services. <br /> <br />~)minag~ and Utili _ty Easements: A Grading and Drainage Plan will be required at the time <br />of prelihainary plat. Drainage should be directed toward the east into Wetland #114. <br />ProvisiOns will need to be made for sedimentation prior to discharge into the wetland. A <br />low det3ression located in the southeastern portion of the plat may aisc provide an <br />opportunity for drainage, however, there is no outlet from this wetland and an analysis of <br />the impact on this low area will need to be addressed if it is to be utilized for drainage. <br /> <br /> <br />
