We offer the following comments:

Zoning and General: The property is zoned R-1 Rural Residential and
single family residential lots are a permitted use under this zoning. The
property is also subject to 4 in 40 density zoning and the 40 acre parcel is
restricted to four (4) lots. City Code requires the submittal of a
resubdiv/sion plan to verify that the proposed lots, streets and building pads
will not hinder future resubdivision of the property if and when municipal
water and sanitary sewer become available to the site. This resubdivision
plan should be submitted with the preliminary plat for approval.

Lot Dimensions and Area: Ail lots meet the 2.5 acre minimum lot size
requirement. Each lot must have 200 feet of frontage on a public road and
lots on the cul-de-sac must be 200 feet wide at the building setback line.
All 4 of the lots meet this requirement.

Streets and Access: Three lots will be served by a cuI-de-sac extension
off of 167th Avenue N.W. This cul-de-sac does not exceed the 600 foot
maximum length restriction. The fourth lot is proposed to have direct
access onto 167th, which Staff finds acceptable.

Soils: All of the lots must contain a minimum of 27,225 square feet of
Class 1 soils to be deemed suitable for on-site septic systems. The soils on
the subject parcel include Nymore which is a Class I soil, but also include
Lino, Isanti, Kratka and much soils which are rated as having severe
limitations fro: on-site soil absorption fields. Soil borings should be taken
before f'mal plat approval to ensure adequate areas exist for a septic system
and a future replacement system.

Park Dedication: The plat will be forwarded to the Park Commission for
their review at their regular meeting in April.
