Review Letter: Rabbit Run <br />March 2-9, 1996 <br />Page 2 Of 2 <br /> <br />o <br /> <br />Drainage and Easements: A drainage and grading plan must be <br />~ubmitted at the preliminary plat stage. This plat must show locations of <br />,drainage easements, street grades and storm sewer. Storm water collected <br />from street and impervious areas must be provided with sedimentation and <br />~ imming prior to discharge. The plan should also identify proposed <br />l~uilding grades and lowest floor elevations along with general yard drainage <br />patterns. <br /> <br />Wetlands will need to be delineated when seasonal conditions allow and will <br />r~eed to be protected with drainage easements. <br /> <br />It is noted that the standard drainage and utility easements are proposed to <br />~ provided around the perimeter of each of the lots. <br /> <br />The sketch plan also identifies a pipeline easement across the northeast <br />quadrant of the property. The developer should verify any structure setback <br />r6strictions from that utility easement. <br /> <br />Tree Preservation and Planting Plan: The developer must submit a <br />~andscape Plan as an addendum to the Grading Plan. This plan should <br />i4entify existing tree growth that will be preserved during construction and <br />the new planting of one 2-inch diameter tree, of an approved species, in the <br />front yard of each lot. No grading will be allowed until this requirement is <br />falfilled. <br /> <br />The Plarr~ ing Commission will be meeting at 7:30 p.m. on Tuesday, April 2, 1996 <br />to consider your request for sketch plan approval of Rabbit Run.
