Case <br /> <br />RECOMMENI) PARK DEDICATION FOR BUSINESS PARK 95 2ND ADDITION <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />The City of Raml~ey is in the process of final platting the remainder of Business Park 95 Addition, <br />plus some recentl~ acquired property to the east. The area to be platted is approximately 65.5 acres, <br />and is proposed ~(:o be subdivided into six industrial lots for development, three outlots for future <br />development, a d[alnage and utility outlot, and an outlot for possible future extension of McKinley <br />street to the City'~ eastern boundary. <br /> <br />Enclosed for your information is the Planning Commission case of April 2, 1996, with the site <br />location map, proposed preliminary plat, and City Staff review letter. <br /> <br />Observation: <br /> <br />Staff is proposingithat park dedication be required for this plat at the time individual parcels develop <br />at a rate of 5% of fair market value <br /> <br />The platting of th~ Business Park to County Road #116, allows for an extension of the County Road <br />#116 trail to the e~st from the existing terminus at Tungsten Street on the opposite side of the road. <br /> <br />The proposed plan for the County Road #116 trail is to be located on the north side of #116 from <br />County Road #56 lo Tungsten Street, then on the "Anoka" side from Tungsten to the Anoka Senior <br />High School. <br /> <br />It is recommended that the trail be constructed from Tungsten Street to Business Park 95's eastern <br />plat boundary at t~ time of the McKinley Street extension this spring. (The ~ project, along with <br />the associated lanOscaping, could be park dedication eligible as the City will not be contributing <br />Transportation Impact Fees to itself as a developer unless the City requires impact fees from <br />individual businesses as lots are purchased.) Also recommended is tree establishment south of #116 <br />(along the path) ac[oss from the Emerald Pond Park wetland.
