4. Streets and Access: Ail of the lots will have access onto Tiger Street N.W. By <br />the proposed dedication of a 33 foot wide easement on the common property line of Parcels <br />B and C, Mr. Tranby is setting the stage for a cooperative effort between the owners of <br />those parcels to extend a public road into Pm'eel C to facilitate its ultimate development at <br />some point in the future. <br /> <br />5. Soils: Ail of the lots must contain a minimum of 27,225 square feet of Class 1 <br />soils to be deemed suitable for on-site septic systems. Virtually all soils on the subject <br />parcel are classified as Nymore soils which are Class 1 mils. <br /> <br />6. Park Dedication: The plat wLtl be forwarded to the Park Commission for their <br />review at their regular meeting on Thursday, July 11 at 6:00 p.m. at the Lake Imsca <br />Trailhead. For more information regarding the meeting location, please contact our <br />summer intern, Dave Chrnieleski, at 427-1410. It is anticipated that park dedipation will <br />consist of a cash payment for the two new lots created. <br /> <br />7 Drainage and Easements: The final plat must dedicate 10 foot wide drainage <br />and utility easements around the outer perimeter of all lots and 5 foot wide drainage and <br />utility easements on common property lines <br /> <br />8. Wetlands: If wetlands exist on the property, a certified wetland delineation report <br />wi_Il have to be provided to the City and the limits of the wetlands will have to be designated <br />as drainage easements on the final plat. <br /> <br />9. Tree Preservation and PIanting Plan: An addendum to the sketch plan <br />should be prepared and submitted to the City that identifies existing tree growth, trees to be <br />destroyed and trees to be preserved in conjunction with the development of the two new <br />lots, and the planting of one 2~inch diameter tree in the front yard.of each of the two new <br />lots created. <br /> <br />The Planning Commission wi.It be meeting at 7:30 p.m. on Tuesday, July 2, 1996 to <br />consider your request for sketch plan approval of the proposed minor sub&ivision.
