CASE # <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW OF <br />RAMSEY COMMERCIAL PARK SECOND ADDITION; <br />CASE OF CHARLES CHRISTIAN <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Charles Christian is requesting sketch plan review of a minor subdivision to be named Ram.qey <br />Commercial Park Second Addition. The subject property is located at 153rd Avenue and Hwy. <br />N.W. and is a replat of the two lots in Ramsey Commercial Park. The purpose of the replat is to <br />achieve a smaller lot for the buyer of the existing structure on Lot 1, create two additional <br />commea'cial lots from the remainder of Lot 1 and Lot 2, and create a new lot and block for the <br />remnant of property on the south side of 153rd resulting from the consmaction of 153rd through <br />the plat. ' <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Existing plat layout <br />Sketch Plan for revised plat <br />City Staff review letter dated November 27, 1996 <br /> <br />Notification: <br /> <br />Minor subdivisions are not required to be subjected to a public hearing. However, as a part of the <br />platting process, the vacation of pre-existing easements is necessary. State statute requires a public <br />hearing conducted by the City Council with notification to property owners within 350 of the <br />subject property. The public hearing has been scheduled for the December 10 Council meeting and <br />properties within 350 feet of the subject property were notified of that hearing. <br /> <br />Observations: <br /> <br />Lots 1 and 2 of Block 1 meet the area and dimensional requirements for B-I Business property. <br />The plat proposes to utilize. 1 acre of City property located east of the subject plat to meet the 200 . <br />foot road frontage requirement on Lot 3, Block 1. There is landlocked property northwest of the <br />subject plat that the developer is proposing to provide access to via outlots for future roads. In lieu <br />of this provision, City Staff is recommending that the City join in the plat and facilitate Lot 3 <br />meeting road frontage requirements. <br /> <br />The plat is being forwarded to the Park and Recreation Commission for a determination on park <br />dedication. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny the sketch plan for Ramsey Commercial Park Second Addition contingent <br />upon compliance with City Staff Review Letter dated November 27, 1996, and recommend <br />that the applicant proceed to City Council for final plat approval. <br /> <br />Review Checklist: City Engineer <br /> <br />PC: 12/3/96 <br /> <br /> <br />
