CASE #3 <br /> <br />RECOMMEND PARK DEDICATION FOR <br />RAMSEY COMMERCIAL PARK 2ND ADDITION <br />By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br />Mr. Charles Christian is proposing a minor subdivision which will, in part, result in two new lots <br />being created. Tile property is located between State Highway #10 and the Burlington Northern <br />railroad tracks ori 153rd Avenue. The attached December Planning Commission case provides <br />important information on this subdivision. <br /> <br />Observations: <br />As you are aware, park dedication is required any time new, buildable lots are created. In the <br />case of commer{ial property, a minimum of five percent land or cash is required versus ten <br />percent minimum~ contribution for residential properties. The Commission's Park and Trail Plan <br />does not propose any recreational improvements in the subdivision's proximity.
