Review Letter: Sunfish Estates <br />December 28, 1995 <br />Page 2 o 2 <br /> <br />~&S2 It appears that the cul-de-sac exceeds the 600 foot maximum established by City <br />Code by approximately 200 feet. This situation could be avoided by relocating the access <br />road to tt ~e south by this distance. Care should also be taken to ensure that the extension of <br />the lake frontage roadway north of the plat allow futm'e lake frontage lots to meet the <br />shorelan, setback requirement, as it appears the shoreland continues to drift eastward north <br />of the pl., boundaries. <br /> <br />~ The submittal of a Grading and Drainage Plan is required at the time of <br />Prelimin~tu'y Plat approval. Any exporting of soils from the site will require a conditional <br />use permi?t. <br /> <br />Tree PreServation and Planting Plan: At the time of preliminary plat approval, the submittal <br />must inetude an addendum to the Grading Plan that identifies existing trees, trees to be <br />preservil~d during construction, along with the method of preservation, and the planting of <br />one 2 ino~a diameter tree in the front yard of each lot. <br /> <br />~:i It is Staff's understanding that the site improvements will be installed as a private <br />project x~dth no financial participation on the part of the City. Pedestri~ Transportation Routes: It is Staff's understanding that the issue of pedestrian <br /> transpor~ational trails was not discussed at the December meeting of the Park and <br /> RecreatiOn Commission, but will be reviewed at their regular meeting in January of 1996. <br /> <br />The Planning Cq'.mmission will be meeting at 7:30 p.m. on Tuesday, January 2, 1996 and the Park <br />Commission wi] be meeting at 6:00 p.m. on Thursday, January 11, at the Ramsey Municipal <br />Center, to consi~ ~.r your request for sketch plan review of Sunfish Estates.
