Item No. 2 of that letter states
that the conditions of the City's shoreland ordinance are met by both the Pondview Preliminary Plat and the
Sunfish Estates Sketch Plan. After it was brought to my attention and after giving it further review, both
proposals have probl~ras with the lot sizes.

PONDVIEW PREL~ARY PLAT
Public waters wetland 2-1 IgP has a shore]and classification of Creneral Development, with a minimum lot size of
15,000 square feet for riparian lots and 10,000 square feet for non-riparian in sewered areas. Minnesota Rules
Part 6120.3300, Subpart 2., Item A. states in part, "...Only land above the ordinary high water level (OHW) of
public waters can be used to moeI lot area standards...". Eighteen of the riparian lots do not meet the required
15,000 square feet above the OF1W.

Lot widths at the OHW and at the building line all appear to be acceptable,

SUNFISH ESTATES SKETCH t'LAN
Sunfish Lake (public watea basin No. 2-i 13P) is classified a Reereatiorutl Development lake and requires a
20,000 square feet ~nd I$,000 square feet lot size for riparian and non-riparian lots, respectively, in severed
areas. Again Minnesota Rules require that the minimura lot tfize bo csl~Iated above the OHW. Only 2 or 3 of
the non-riparian lots meet the 15,000 square foot lot size and it is difficult to tell at this time if any of the riparian
lots h~.ve sufficient area above the OHW.

I apologize for missing these obvious problems In my first letter. I hope that it has not caused too much
confusion. Thank you for this additional opportunity to comment. Please contact me at 772-7910 should you
have any questions regarding these comments.

Tom Hov~,_L_. /'
Area Hydrologist

City ofRamsey Shoreland fil~
Wetland flies 2-113P & 2-I 1BP

AN EQUAL

OPPORTUNITY EMPLOYER
