The structure will <br />be a 'tip-up' construction type with a combination of rock and smooth face block finish, which is <br />in accordance with City Code. <br /> <br />~f,.~,S.l.~t~tg.t: In accordance with City Code, a waste storage structure has been identified on the <br />site plan. The site plan should be modified to identify the type of construction materials. <br /> <br />Off Street Parking and Driveways - Desi~: In accordance with City Code, ali driveways and off- <br />street parking areas are proposed to be surfaced with bituminous and finished with B-612 concrete <br />curbing. <br /> <br />Off Street Parking - Spaces Required: The basis for determining number of parking spaces <br />required with other similar facilities has been 1 per 200 square feet of office space and I per 2,000 <br />square feet of warehouse space. Therefore, 26 parldng spaces would be required and the site plan <br />proposes to install 39. <br /> <br />Access: The site is proposed to have one access from McKinley Street and an exit only onto <br />Sunfish Lake Blvd. The site plan has been forwarded to the Anoka County Highway Department <br />for comment. <br /> <br />Drainage and Grading; A drainage and grading plan has been submitted on Sheet L-1 which is <br />entifled Landscape Plan. The plan proposes that the entire site, except for short segments of drive <br />access onto McKinley Street and Sunfish Lake Blvd. be directed to the western comer of the site <br />where runoff would be directed into a stormwater detention pond An outer from this pond should <br />be consnmcted to the 42 inch storm pipe which is installed along the west side of Sunfish Lake <br />Blvd. The proposed detention pond is consistent with the City's comprehensive storm plan which <br />will propose a series of detention ponds and connecting storm sewers which will convey flow <br />from as far north as the Peltzer Addition subdivision, south through the AEC Energy Park to the <br />railroad tracks and east to the existing 42 inch storm sewer in Sunfish Lake Blvd. This 42 inch <br />storm sewer discharges into the M/ssissippi River. The storm pipe connecting the detention pond <br />to the Sunfish Lake storm sewer should be constructed by the City in conjunction with this project. <br /> <br />The developer should consider the use of storm pipe to discharge into the sedimentation pond. If <br />overland drainage is selected, consideration should be given to erosion control across the Class 5 <br />surfaces and inlets into the pond. The developer may also consider placing an additional small <br />sedimentation pond at the southeastern comer of the property and discharging directly into the <br />tnmk storm pipe to minimize the amount of storm pipe necessary. <br /> <br />L~,~ij. llg_I~.~_~: Section 9.03.06 of the City Code requires loading docks to be located on the rear <br />side of the building. The facility proposes a drive through warehouse for indoor loading and <br />unloading of trucks and therefore the overhead doors are approved as proposed. <br /> <br /> <br />
