Ford Brook Sections 1 & 2 T32N, R25W <br /> <br />* Lands within Section 1, Township 32 North, Range 25 West are subject to both the Scenic River <br />ordinance and Shoreland Overlay District provisions, whichever is more restrictive. <br /> <br />The above Shorelands of the City are hereby designated as a Shoreland Overlay District. The <br />purpose of the Shoreland Overlay Diswict is to provide for the wise utilization of shoreland areas in <br />order to preserve the quality and natural character of these protected waters of the City. <br />Boundaries of the shoreland overlay district shall be determined by scaling distances off the official <br />environmental overlay map. <br /> <br /> 9.21.03 Definitions. For the purpose of this section, certain terms or words used herein <br /> shall be interpreted as follows: The word "shall" is mandatory, not permissive. All distances <br /> unless otherwise specified shall be measureri horizontally. <br /> <br /> i. BIuffline for the Critical Area Overlay District: A line along the top of <br /> the slope connecting the points at which the slope becomes more than 12 percen~ <br /> <br /> Bluff for the Shoreland Overlay District: A topographic feature such as a <br /> hill, cliff, or embankment having all of the following characteristics: <br /> <br /> a. pan or all of the feature is located in a shoreland area; <br /> <br /> b. the slope rises at least 25 feet from above the ordinary high water level of the <br /> waterbody; <br /> <br /> c. the grade of the slope from the toe of the bluff to a point 25 feet or more above <br /> the ordinary high water level averages 30 percent or greater;, and <br /> <br /> d. the slope must drain toward the waterbody. <br /> <br /> An area with an average slope of less than 18 percent over a distance for 50 feet or <br />more shall not be considered part of the bluff. <br /> <br /> Boathouse A structure used solely for the storage of boats or boating equipment. <br /> <br /> Building Line The line measured across the width of the lot at the point where <br />the principal swucture is placed in accordance with setback provisions. <br /> <br /> Clear-cutting The removal of an entire stand of trees. <br /> <br /> Conditional Use A use of shorelands which is permitted within a zoning district <br />only when allowed by the city after a public hearing, if certain conditions are met which eliminate <br />or rn~im~ze the incgmpatibility'of the conditional use with other permitted uses of the district. <br /> Crown Cover The ratio between the mount of land shaded by the vertical <br />protection of the branches and foliage area of standing trees to the total area of land, usually <br />expressed as percentage. <br /> <br /> Development The construction, installation or alteration of any structure, the <br />extraction, grading or ~ling, clearing or other alteration of terrestrial or aquatic vegetation, land or <br />the course current or cross section of any water body or water course or the division of land into <br />two or more parcels. <br /> <br /> <br />
