Review Letter ~ Fox Knoll 2nd Addition <br />January 3I, 1996 <br />Page 2 of 3 <br /> <br />o <br /> <br />10. <br /> <br />Lot Si~s and Dimensions: Ail of the residential lots platted meet the 80 foot minimum lot <br />width rt, quirement (90 feet on comer lots) at the street frontage or building setback line, and <br />the 10,$00 square foot area requirement. <br /> <br />Sewer and Water Services: The parcel will be served by city water and sanitary sewer. <br />The f~ title owner of the subject property must submit a petition requesting the extension <br />of the si'~ices. Sanitary sewer and watermain are readily available at the east. em boundary <br />of the l~roperty from the Fox Knoll subdivision. <br /> <br />Drainage and Utili _ty Easements: The grading and drainage plan provided, which has been <br />prepare~l by Terry Herman and is dated January 15, 1996, is generally acceptable. This <br />plan provides for all drainage within the plat to be conveyed overland to 152nd Avenue <br />which i,s centrally located in the plat. A storm sewer drains eastward to a sedimentation <br />pond b~. fore discharging into protected Wetland #114P. The drainage plan also calls for <br />providin~ g an outlet from the small wetland located in the southwestern comer of the plat. <br /> <br />In acco~rdance with recommendations made at the time of sketch plan review, standard 10 <br />foot drdinage and utility easements (5 foot on common property lines) around the perimeter <br />of eachlof the lots have been provided, and wetlands have been delineated as drainage and <br />utility easements. <br /> <br />Landscioe Plan: The tree preservation and planting plan is noted on the grading plan and is <br />accepta[Jle to the City. <br /> <br />park D0dication: Park dedication will be satisfied with a cash contribution. <br /> <br />Pedestrian Transr)ortation: The developer will be required to construct a transportational <br />trail al .o.~g 153rd-Avenue N.W. and Sunfish Lake Blvd. N.W. It has been determined that <br />there m~y be a need to construct an On-Road "B" (sidewalk) along the southerly portion of <br />Sodium, Street N.W. depending on how the area south of Fox Knoll 2nd develops. To <br />facilita~ this future possibility, the developer will be required to install curb cuts on the <br />south side of 152nd Avenue N.W. and Sodium Street and at 151st Lane and Sodium Street <br />N.W..In accordance with the recommendations of the Park Commission, the preliminary <br />plat als{) proposes to provide a trail link from the northerly terminus of Sodium Su:eet to <br />153rd. ~If Sodium Street is redesigned as a through street, this easement will no longer be <br />necessary. <br /> <br />Existina Structures: There is a pre-existing homestead located on Lot 20 of Block 1. The <br />develot~ment agreement will require all lots, including the homestead lot, to have a paved <br />driveway. As pan of the development agreement, we will also need to address <br />modifiOations to the existing structures to make them more compatible with the new <br />neighborhood. <br /> <br /> <br />
