Ferry ~Street <br />Anoka, Mn 551303 <br /> <br />Re: Site Plain Review <br /> Expans!on of Alloy Recovery Company <br /> <br />Dear Jon: ~ <br /> <br />We are in receiPt of your proposal for a 9,000 square foot expansion to the existing facility at 7060 <br />142nd Avenu~ N.W. The site plan consists of one (1) sheet prepared by John Oliver and <br />Associates, dasd February 2, 1996. We are also in receipt of building elevations consisting of <br />two (2) sheets ~repared by Phillip D. Johnson, Architect, dated February 2, 1996. We offer the <br />following cornments: <br /> <br />Zg_aiggg The site is zoned Industrial and the aluminum processing facility was established at this <br />location by a c.$nditional use permit issued in 1991. The expansion of the facility will require an <br />amendment to the conditional use permit. <br /> <br />~ The subject site is approximately 2.5 acres in size or 108,900 square feet. Lot <br />coverage in the Industrial District is restricted to 35% of the lot area or 38,115 square feet in this <br />case. The total n-ca of the existing buildings and the expansion area is 13,020 square feet. <br /> <br />Setbacks: The proposed expansion is in compliance with the 40 foot front, 35 foot rear and 20 <br />foot side yard s ~tbacks. <br /> <br />Utilities; Sanitary sewer and municipal water are currently not available to the site. <br /> <br />Architectural S ,.ndards: City Code requires that at least 50% of the exterior facing finish of the <br />structure be oth ;r than metal. At the time the original facility was consumcted, Council permitted a <br />deviation from hese architectural standards and only required upgrading the building front. The <br />building elevati 3ns submitted for the expansion propose to continue the application of horizontal <br />vinyl siding and molded brick siding to the lower half of the building front facing I42nd. The site <br />plan also propo~'es to wrap these upgrades around the east elevation of the expansion up to the wall <br />of the existing s' xucture. As with the existing structure, the west and south elevations are proposed <br />to consist of ribl,~t metal panels only. <br /> <br />~ Any l~ghting proposed for the expansion was not identified on the site plan. The lighting <br />plan is subject t~ the approval of the City Engineer. <br /> <br />Landscaping: The landscaping improvements approved in the site plan for the construction of the <br />original building specified the planting of 5 Spruce, 2 Ash and 1 Maple tree. On a visit to the site <br />earlier this wee~, it appears that only 1 Ash was planted and it appears to be in stress. Staff is <br />recommending l~at a revised landscape plan be drafted for this addition that will focus on some <br />substantial scre~g of operations from public view. <br /> <br /> <br />
