February 21, 1996 <br />Site Plan ReView: Sherman Townhomes <br />Page 2 of 3 <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />Setb~acks: All structures must be located at least 35 feet from property lines and the <br />site plan reflects setbacks ranging from 35 to 50 feet. <br /> <br />Lot Coverage: Lot coverage is restricted to 35% of the 8.7 acres or 132,640 square <br />feet.I The applicant has provided information that indicates that the lot coverage for <br />the ~64 units is 62,976 square feet. <br /> <br /> ; <br />Scregnin~: No screening is required to separate multi-family uses from single <br />family u~es. <br /> <br />~ At the time Sunfish Square was platted, it was determined that the <br />nortl~east comer of Outlot B would serve two purposes: drainage retention area and <br />land~cape buffer from adjacent single family uses. It was recommended that the <br />deve!oper of Outlot B establish and perpetually maintain plantings in the drainage <br />area.. <br /> <br />The. i.l~.andscape plan indicates the establishment of spruce and pine trees around the <br />perimeter of the development, including the northeast drainage area. City Staff has <br />reviewed the Landscape Plan and it is noted that the Azalea Northern Lights <br />proPr~sed around the edges of the parking nodes in full sun is not recommended due <br />Owthar~eXtreme conditions. Staff recommends replacing the Northern Lights with <br />burning bush, red leaf bayberry, spirea bridal wreath or spirea bridal white. <br />Staffis also recommending that in the interest of adding some species variety in the <br />comr~unity, that the Marshall Ash trees be replaced with Sugar or Norway Maple, <br />which_ are also suitable to the sandy soils. <br /> <br />Minirhum Floor Area: The minimum floor area for a two bedroom unit is 650 <br />squar~ feet and 875 square feet for a 3 bedroom unit. The proposal indicates that <br />the t~o bedroom units are 1,160 square feet in size and the 3 bedroom units are <br />proposed at 1,320 square feet (1,416 square feet on the 3 handicap units). <br /> <br />Archi_[ectwal Standards: The units are proposed to be sided with maintenance free <br />alumigum siding and asphalt shingle roofs. <br /> <br />Off S~eet Parking:. Each unit has a one-stall garage and sufficient driveway space <br />for aniadditional car. The site plan also proposes parking nodes throughout the site <br />that Mill provide another 43 parking spaces. City Code requires 2 parking stalls for <br />each two bedroom unit and 2.5 stalls for each 3 bedroom unit. The total number of <br />parkir~g spaces required for this proposal is 146; 171 are provided. All parking <br />nodes;appear to meet the 5 foot setback from buildings and property lines. It is <br />noted that the parking nodes are proposed to be finished with a B-612 concrete <br />curb.. <br /> <br /> <br />
