Park dedication will be assessed at the time the outlot is replatted <br />into a buildable lot. The current rate is $825.00 per unit. Staff is also <br />recommending that the developer provide and perpetually maintain a tot-lot on site <br />that would not be park dedication credit eligible. <br /> <br />Utilities and Water Usage: The development will be served by municipal water and <br />sanitary sewer. The eight inch watermain shown down the extension of Xenon <br />Street needs to be enlarged to twelve inches in order to conform to the City <br />Comprehensive Water Plan. In addition, staff is requesting the twelve inch main be <br />extended from the private street to the northeast comer of the commercial lot and <br />south to connect to the sixteen inch existing main on the north side of County Road <br />#1 i6. The cost of oversizing the eight to twelve inch main and the twelve inch <br />connection to County Road #116 will be credited against the trunk charges due on <br />this development. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Monday, March 4, 1996, at the <br />Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review your townhouse <br />proposal. I suggest that you, or your representative, be present at the meeting to answer <br />any questions that may arise. A copy of the case cover sheet is enclosed for your <br />information.
