We offer the following comments: <br /> <br />o <br /> <br />o <br /> <br />o <br /> <br />Zoning and General: The property is zoned R-i Rural Residential and <br />single family residential lots are a permitted use under this zoning. The <br />property is also subject to 4 in 40 density zoning and the 40 acre parcel is <br />restricted to four (4) lots. City Code requires the submittal of a <br />resubdivision plan to verify that the proposed lots, streets and building pads <br />will not hinder future resubdivision of the property if and when municipal <br />water and sanitary sewer become available to the site. This resubdivision <br />plan should be submitted with the preliminary plat for approval. <br /> <br />Lot Dimensions and Area: All lots meet the 2.5 acre minimum lot size <br />requirement. Each lot must have 200 feet of frontage on a public road and <br />lots on the cul-de-sac must be 200 feet wide at the building setback line. <br />Al14 of the lots meet this requirement. <br /> <br />Streets and Access: Three lots will be served by a cul-de-sac extension <br />off of 167th Avenue N.W. This cul-de-sac does not exceed the 600 foot <br />maximum length restriction. The fourth lot is proposed to have direct <br />access onto 167th, which Staff finds acceptable. <br /> <br />Soils: Alt of the lots must contain a minimum of 27,225 square feet of <br />Class 1 soils to be deemed suitable for on-site septic systems. The soils on <br />the subject parcel include Nymore which is a Class I soil, but also include <br />Lino, Isanti, Kratka and much soils which are rated as having severe <br />limitations fo~: on-site soil absorption fields. Soil borings should be taken <br />before final plat approval to ensure adequate areas exist for a septic system <br />and a future replacement system. <br /> <br />Park Dedication: The plat will be forwarded to the Park Commission for <br />their review at their regular meeting in April. <br /> <br /> <br />
