This plat must show locations of <br />idrainage easements, street grades and storm sewer. Storm water collected <br />~from street and impervious areas must be provided with sedimentation and <br />iskimming prior to discharge. The plan should also identify proposed <br />!building grades and lowest floor elevations along with general yard drainage <br />patterns. <br /> <br />3Wetlands will need to be delineated when seasonal conditions allow and will <br />need to be protected with drainage easements. <br /> <br />It is noted that the standard drainage and utility easements are proposed to <br />be provided around the perimeter of each of the lots. <br /> <br />The sketch plan also identifies a pipeline easement across the northeast <br />~ uadrant of the property The developer should verify any structure setback <br />restncuons from that utility easement. <br /> <br />Tree Preservation and Planting Plan: The developer must submit a <br />Landscape Plan as an addendum to the Grading Plan. This plan should <br />identify existing tree growth that will be preserved during conslruction and <br />the new planting of one 2-inch diameter nee, of an approved species, in the <br />,hnont yard of each lot. No grading will be allowed until this requirement is <br />fulfille& <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, April 2, 1996 <br />to consider your request for sketch plan approval of Rabbit Run.
