CITY OF COON RAPIDS, MINNESOTA <br /> <br />CHAPTER 11-700 <br /> <br />LOW-DENSITY RESIDENTIAL DISTRICT (LDR-2) <br /> <br />(MOdified to include referenced sections of 11-600) <br /> <br /> 11-701 ~Intent. This district is intended to provide land for <br />attractive and diverse low-density residential development; <br />primarily i contain detached, low-density, single-family residen- <br />tial developments and low-density planned unit developments; and <br />develop a~ a gross .density of up ~o four and nine-tenths (4.9) <br />dwelling ~nits per acre. <br /> <br />11-702 ~ermitted Uses. <br /> <br /> (1) On9 (1) detached single-family dwelling unit per lot. <br /> (2) Agricultural, except feedlots. <br /> (3) Public uses or utilities, except major buildings, <br />substationS, towers, or high-voltage transmission lines. <br /> (4) State licensed Residential Facilities serving six (6) or <br />fewer persbns or Day Care Facilities serving twelve (12) or <br />fewer persbns. <br /> <br /> 11-703 ~ccessory Uses. <br /> <br /> (1) Private garages. <br /> (2) EaCh single-family dwelling shall be permitted~one (1) <br />attached o~tdoor living room of up to 400 square feet. An <br />outdoor living room or patio shall not be used for the storage of <br />automobile~ or trucks. <br /> (3) Ot~er detached accessory structures such as greenhouses, <br />sheds, andl playhouses incidental to the dwelling unit. No such <br />structures~shall exceed 400 square feet. <br /> (4) Kennels in accordance with Chapter 6-200. <br /> (5) Ho~e occupations meeting the following criteria: <br /> <br /> (a)~ The home occupation is clearly incidental and <br /> secondary to the residential use of the property and does not <br /> change the character thereof. <br /> (b)~ Nothing is discernable to surrounding properties <br /> indicating that a home occupation is being conducted except <br /> for a si~n as permitted by Chapter 11-2100, a garden, or one <br /> motor ve~icle (otherwise permitted by 11-1800) whose nature or <br /> signage ~ndicates it is used in the business. There is no <br /> outdoor ~torage or display of equipment or materials used in <br /> the home[occupation. <br /> (c) i No internal or external alterations are made that <br /> are not ~ustomarily found in dwellings. <br /> (d)i If the home occupation is carried on in the garage, <br /> the minimum amount of required garage space is maintained as <br /> garage s~ace. <br /> (e) I No parking spaces are improved to provide for the <br /> home occupation.
