CASE <br /> <br /> INFORMATION ITEM: AMENDMENT TO SITE PLAN FOR LISTUL <br /> ]~NDUSTRIES; CASE OF SHARP AND ASSOCIATES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />#7 <br /> <br />On February 27, ]996, the City Council approved the site plan for the new Listul facility on Lot 1, <br />Block 1, Ferrum ~Addition, which is located on the west side of Sunfish Lake Blvd., just north of <br />the Burlington Northern raikoad tracks. The approved site plan was for an office-warehouse <br />facility proposed ~o be 19,690 square feet in size. <br /> <br />Subsequent to sit~ plan approval, it was determined by Lisml and Sharp Associates that because of <br />certain building ~ode requirements, constructing the paint room within the principal building <br />substantially incr{~ ased the overall cost of the facility. Consequently, the applicants are requesting a <br />site plan amendn~ent to house the painting operations in an accessory building on the site. The <br />following items ~ enclosed for your information: <br /> <br /> a) Si~e location map <br /> b) O~i.'ginal Site Plan <br /> c) R4vised Site Plan and building elevations <br /> <br />Observations: <br /> <br />The paint room Was originally proposed to be 30' x 70' in size within the principal building. The <br />applicants are p~oposing to construct a 30' x 70' accessory building to house the painting <br />operations, retainithe principal building at its originally proposed 19,690 square feet, and convert <br />the paint room in [he principal building to shop area. <br /> <br />The addition of ~ accessory building to the site plan does not exceed the 35% lot coverage or the <br />30% of principal ~uiding size restrictions. The accessory building will be in conformance with <br />property line setl:!acks and will not encroach on the 60 foot power line easement along the south <br />property line. Ag with the principal building, the accessory building will also be constructed of <br />rock face concret~ block. <br /> <br />The City Council i:eviewed the site plan amendment on April 23 and granted approval to same. <br /> <br />It shoud also be npted at this time that Anoka County denied an exit-only from the Lisml site onto <br />C.S.A.H. #57. T6. alleviate the County's concerns that this exit-only would eventually evolve into <br />a more intense sit~ access, an alternate plan has been forwarded to the County that would provide <br />for a gated exit ~nto C.S.A.H.. #57.
