Rooftop utiliti~ are often an afterthought in the architectural design process. This standard <br />requires that their screening be considered in the design process, prior to approval. <br /> <br />The ground leV~el view of all rooftop utilities shall be completely screened from contiguous <br />properties and ~djacent streets or designed to be compatible with the architectural treatment of <br />the principal structure. <br /> <br />Loading and gervice Areas <br /> <br />Loading and serVice areas must be completely screened, except at access points, from the <br />ground level view from contiguous properties and adjacent streets. <br /> <br />Outdoor Storage <br /> <br />This represent an excellent application of the use of the conditional use permit and provides the <br />community wi~ the opportunity to attach reasonable conditions based on findings. Height of <br />screen wall is r~lated to the situation of the subject property and adjacent sites. <br /> <br />There shall be rio outdoor storage of either materials or products except through the issuance <br />of a conditional use permit. <br /> <br />Trash Handlinu <br /> <br />This may be exCessive in your minds, but if you do not have a standard for trash handling, you <br />can almost guarimtee that you will have dumpsters floating around the parking lots. <br /> <br />All trash handligl g and trash handling equipment shall be stored within the principal building. <br />Such storage arUmS shall be subject to the review and approval of the City Fire Marshall's <br />office. <br /> <br />Concrete Curb!ng <br /> <br />All parking areas and drives shall have poured-in-place concrete curbing. <br /> <br />This is an area where many communities have become very sophisticated. The standard below <br />simply establishes a minimum percentage of area within the site that must be landscaped and <br />establishes minimum sizes for the materials at the time of planting. <br /> <br /> <br />
