At least 25 percent of the land area shall be landscaped with grass, approved ground cover, <br />shrubbery, and trees. Three percent of the surface area of land within a parking area shall be <br />landscaped. <br /> <br />The following minimum sizes shall be required at the time of planting: <br /> <br />Overstory, Deciduous Trees - 2-1/2 inches <br />Small, Medium OmarnentaI Trees - 1-1/2 inches <br />Coniferous Trees - 6 feet <br />Major Shrub Plantings - 5 gallons <br /> <br />Development plans within light industrial districts consistently come with about 15 percent <br />landscape area. This would be a better standard for light industrial districts in that it provides <br />the requirement for high quality landscaping around the perimeter of developments, while <br />allowing the private sector to develop the property to its maximum potential. <br /> <br />Another frequent afterthought is site lighting. This standard ensures that the design for site <br />lighting is incorporated into the landscape planning process. <br /> <br />Plans for site lighting shall be coordinated with the landscape plans for developments within <br />the subject area. Such lighting plans shall be designed to avoid any off-site glare from site <br />lighting and any unnecessary light trespass. Maydmum f~xture height shall be compatible with <br />the scale of the development and adjacent landscape features. <br /> <br />This is another area when the ordinances and standards can become very complicated. Sign <br />ordinances should be clear on permitted and prohibited signs. It pays to think that issues <br />through completely because if it is not prohibited, you will probably see it in your community. <br /> <br />If you choose to regulate signs, your ordinance should: <br /> <br />1.Establish a maximum percent of wall area that can be occupied by signage; <br />2.I.zmation setbacks for pylon signs; and <br />3.Height and maximum area for pylon signs. <br /> <br /> <br />
