We are also in receipt of a one (1) <br />sheet topogr~ phy plan and a one (1) sheet building elevation plan. The plans propose to <br />construct an !office with outside storage for tracks and heavy equipment. <br /> <br />Zoning: The site is zoned Industrial and the proposed office and outside storage area are <br />permitted uses. <br /> <br />Lot Coverage: The total area of the lot is 1.4 acres or 62,496 square feet. Lot coverage <br />is restricted to 35 % or 21,874 square feet. The area of the building is proposed at 1,568 <br />square feet ~hich is in compliance with lot coverage restrictions <br /> <br />Utilities: The facility is not in the urban service area and will be served by on-site septic <br />and well. ~ <br /> <br />Setbacks: A~lthough the access to the site is from 146th Avenue, the building front will be <br />oriented tow_ards Armstrong Blvd.; therefore the front yard setback will be imposed on the <br />Armstrong ~lvd. side. The structure setback from Armstrong Blvd. is 60 feet from <br />centerline of ~right-of-way plus the location applicable front yard setback of 40 feet. The <br />structure is proposed to be located 100' feet from the centerline of the Armstrong Blvd. <br />right-of-way.i The side yard setback is 10 feet and the structure will be located 80 feet from <br />both side yar~l property lines. The structure location substantially exceeds the 40 foot rear <br />yard setback.! <br /> <br />Landscaping and Screening: According to City Code, a 20 foot wide landscape area <br />is required pgrallel to all public streets and equipment stored outside is required to be <br />screened from all public roads. All plantings and fencing are to be located 20 feet from <br />streets. The ~text received with the site plan proposes to plant 5'-6' foot high pine trees <br />along 146th Avenue and Armstrong Blvd. for screening purposes. It is suggested that the <br />site plan text ~,or plan be modified to provide: (1) verification of 20 foot wide landscaped <br />yard along l~46th Avenue N.W. and Armstrong Blvd. N.W.; (2) berming along <br />Armstrong Blvd. and 146th Avenue to increase the effect of the screening proposed; and <br />!3} l~dscap¢ plantings along the building front. As a suggestion, an underground <br />n'nganon system will protect the investment made in screening and landscaping. <br /> <br />Architectural Standards: City Code requires that in the Industrial District, exterior wall <br />finishes be of material that is 50% other than metal on the exposed walls. The exterior <br />finish of the d/rice building is proposed be vinyl siding with some brick on building front; <br />this is in compliance with City Code. <br /> <br /> <br />
