City of Ramsey <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, <br /> <br />MINNESOTA 55303 <br /> <br />PHONE (612) 427-1410 FAX (612) 427-5543 <br /> TDD (612) 427-8591 <br /> <br />Augustl, 1996 <br /> <br />Tom Sauter <br />T & G Land, Inc. <br />14050 Azurite Street N.W. <br />Ramsey, Mn 55303 <br /> <br />Re: Site Plan Review; Office/Warehouse <br /> <br />Dear Tom: <br /> <br />We are in receipt of a Site Plan package consisting of three (3) sheets dated July 11, 1996. <br />The packagel includes Site/Landscape Plan, Building Elevations, and Utility/Grading Plan. <br />The plan proposes to construct an office/warehouse facility in the southwest comer of <br />Parcel #34-32-25-12-0012. We offer the following comments: <br /> <br />Zoning: The site is zoned Business Warehouse for which office/warehouse is a permitted <br />use. <br /> <br />Lot Coverage: The site, as it is currently configured, is approximately I0 acres in size, <br />however, it is Staff's understanding that there are intentions to plat the subject property into <br />1 lot for the office/warehouse and 3 outlots for future development. The proposed size of <br />the office/warehouse site is 2.9 acres or 127,060 square feet. Lot coverage is restricted to <br />35% or 44,47i square feet. The 20,160 square foot office/warehouse represents a lot <br />coverage of 15.9%. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />Setbacks: Thc structure location meets or exceeds the 40 foot front, 35 foot rear and 20 <br />foot side yard setbacks on the property as it currently configured and as it is proposed to be <br />platted. <br /> <br />Landscaping: In accordance with City Code, the Landscape Plan provides' for the 20 <br />foot wide landscape area along McKinley Street in addition to plantings on the front and <br />west wall of' the building. City Staff suggests that the use of Austrian Pine be <br />reconsidered. !This species as well as the Red Pine struggle in some cases, while the White <br />Spruce tends to perform more effectively in Ramsey. A bit more diversity in the shrubbery <br />is desired; Honeysuckle and Peashrub work well in Ramsey's dry, sandy soils. <br /> <br />An underground irrigation system is proposed to protect the investment in landscaping. <br /> <br />Architectural Standards: The building does not exceed the 35 foot height limit. The <br />exterior finish on the structure will be insulated, pre-cast concrete wall panels with a <br />painted surface and the office projection will have an exposed aggregate finish. These <br />architectural standards are in accordance.with City Code. <br /> <br />Ill <br /> <br /> <br />
