Site Plan Review: T & G Land, Inc. <br />August 1, 1996 <br />Page 2 of 3 <br /> <br />Waste Storage: In accordance with City Code, a concrete block waste storage enclosure <br />is proposed. <br /> <br />:Off Street Parking and Driveways - Design: Ail driveways and off-street parking <br />:areas are required to be surfaced with bituminous or concrete and finished with B-612 <br />concrete curbing. The site plan proposes to pave and curb all drives and off-street parking <br />areas except the truck and equipment parking area located behind the building. Because of <br />the wear and tear imposed on the surface by the heavy equipment kept on the site, the site <br />plan proposes to surface this area with Class 5 and f'mish it off with B-612 concrete <br />curbing. The Planning Commission and City Council have waived the pavement <br />requirement on prior site plans for areas traversed by heavy equipment. <br /> <br /> Off Street Parking - Spaces Required: City Code requires I parking space for every <br /> 200 square feet of office space and there are no specific requirements for warehouse uses. <br />:The site plan is proposing approximately 1.5. parking spaces per 1,000 square feet of <br /> building space which Staff finds acceptable. <br /> <br />Access: McKinley Street will be extended west to pro,Adc access to the site. <br /> <br />Drainage and Grading: A one (1) sheet plan containing existing contours and proposed <br />drainage has been submitted as Sheet A.3 dated July 11, 1996. The plan proposes a <br />relatively flat developed site drained by four perimeter parking lot catch basins which <br />discharge to a retention pond which will be graded along the western boundary of the site. <br />A pond will have the capacity to hold a six inch event over the developed portion of the site <br />prior to overflowing into a storm sewer main which will be placed in McKinley Street as a <br />part of the street construction. <br /> <br />Loading Docks: Section 9.03.06 of the City Code requires loading docks to be located <br />on the rear side of the building. Although they will not function as loading docks, there are <br />two overhead doors proposed on the building front that Staff would normally encourage <br />for relocation to the rear side of the building. However, it is also Staff's understanding that <br />the proposed location of these overhead doors on the building front is crucial to operations <br />within the building. In addition, the site plan proposes to color match these doors as <br />closely as possible to the color of the building walls and the office projection at the center <br />of the building will help to screen visibility of the doors from on-coming traffic from the <br />east and west on McKinley Street. There is also landscaping proposed along the building <br />front that will detract from the overhead doors. <br /> <br />Lighting Plan: The building elevations identify shielded wall packs for lighting on the <br />outside of the building. This is in accordance with City Code. <br /> <br />112. <br /> <br /> <br />
