The plan proposes to construct a 9,140 square foot office and <br />manufacturing facility in Business Park 95 2nd Addition. We offer the following <br />comments: <br /> <br />Zoning: The site is zoned Industrial for which manufacturing is a permitted use. The lot <br />is also subject to the Declaration of Covenants for Business Park 95 and the Site Plan will <br />have to be reviewed by the Architectural Review BOard. <br /> <br />Access: The site is proposed to have one access from McKinley Street. <br /> <br />Lot Coverage: The site is approximately 1.4 acres in size or 60,992 square feet. City <br />Code and the Covenants restricts building coverage to 35% of the lot area or 21,347 square <br />feet. The proposed size of the building is 9,140 square feet which equates to a lot coverage <br />of approximately I5%. <br /> <br />Impervious Surface: The Covenants restricts the aggregate impervious surface <br />(buildings and pavement) of the lot to 85% of the lot area or 51,843 square feet. The area <br />of the building and paved surfaces totals approximately 25,244 square feet, which is equal <br />to 41% of the lot. The impervious surface proposed is in compliance with the Covenants. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />Setbacks: The structure location meets or exceeds setbacks from property lines. <br /> <br />Landscaping: In accordance with City Code, the Landscape Plan provides for a <br />minimum 20 foot wide landscape area along McKinley Street. The Covenants requkes that <br />at least 10% of the lot (6,099 square feet) be landscaped with lawn and plantings. The <br />Landscape Plan proposes that 58% of the lot will be landscaped. City Staff is <br />recommending a diversity in plant species in the commercial community and suggests <br />replacing the Green Ash with a White Ash or Hackberry. Staff also recommends replacing <br />the Black Hills Spruce with White Spruce as they perform better in Ramsey soils. <br />Installation of an irrigation system will protect the investment in landscaping and is requked <br />by the Covenants. <br /> <br /> <br />
