Site Plan Review: Barkela Manufacturing <br />August 1, 1996 <br />Page 2 of 3 <br /> <br />Architectural Standards: The building does not exceed the 35 foot height limit. The <br />exterior finish of the structure is proposed to be a combination of rock face and smooth face <br />concrete block with a pre-finished metal panel application to the top 1/3 of the building, <br />which is in accordance with City Code. The Covenants requires mechanical equipment to <br />be screened ,from the street and painted or aesthetically incorporated into the design of the <br />building. <br /> <br />Waste storage: In accordance with City Code and the Covenants, the dumpster is <br />proposed to;be completely screened in an enclosure constructed of concrete block with a <br />chain link gate f'flled in with colored slats. <br /> <br />Off Street Parking and Driveways Design: The Site Plan identifies driveways, <br />off-street p~king areas and loading areas that are proposed to be surfaced with bituminous <br />and finished'with B-612 curbing in accordance with City Code. <br /> <br />Off Street Parking - Spaces Required: City Code requires 1 parking space for each <br />employee on: the maximum working shift. It is assumed from the information provided on <br />the site plan that there is a total of 14 employees in the office and manufacturing portions of <br />the operation. The site plan proposes to install 16 parking spaces and there is area reserved <br />for 6 more parking spaces in the future. <br /> <br />Loading Dock: Loading docks are proposed on the west wall of the structure. City <br />Code requires loading docks to be placed on the rear wall, or the north wall, in this case. <br />Staff is recommending approval of the location of the loading dock as proposed as it will <br />face the rear wail of the Automated EDM facility. <br /> <br />Drainage and Grading: A Grading and Drainage Plan prepared by Sathre-Bergquist, <br />Inc. dated 6/27/96 has been submitted. The northeast comer of the site contains a high <br />knob. The remainder of the site slopes from north to south. The front parking lot drains <br />directly to McKinley Street and flows along the curbline to a catch basin which is being <br />installed as a part of the construction of McKinley Street. The remainder of the site will <br />drain to a catch basin located approximately 100 feet north of McKinley Street and be <br />conveyed to a ponding area proposed to be constructed jointly with the property to the west <br />being developed by Automated EDM. Additional details need to be provided on this pond <br />including the size and invert of the outlet. The pond should be expanded in storage volume <br />as much as possible. The outlet from this pond will discharge to a storm sewer which will <br />convey runoff to a large regional detention pond located at the end of McKinley Street. <br /> <br />Lighting Plan: The Site Plan doesn't identify a lighting plan and should be modified <br />accordingly. Code states that lighting should deflect away from public streets and bulbs <br />emitting in excess of 3000 lumens shall be so directed that the bulb is not visible from off <br />of the property where such light source is located. <br /> <br /> <br />
