CASE # <br /> <br /> REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br />ALPACA ESTATES 4TH ADDITION; CASE OF HAAKON JARNES <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Haakon James is requesting preliminary plat approval of Alpaca Estates 4th Addition. The <br />property is 'approximately 35 acres in size and is located at the southeast comer of the <br />intersection of Hwy. #10 N.W. and Llama Street. The subdivision proposes to plat 11 <br />commercial lots and one out_lot. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />c) <br /> <br />Site location map <br />Proposed preliminary plat <br />Letter from Mn/DOT dated August 23, 1996 <br />City Staff review letter dated August 28, 1996 <br /> <br />Notification: <br /> <br />In accordance with State statutes, properties within 350 feet of the subject property were <br />notified of the public hearing. <br /> <br />Observations: <br /> <br />All of the lots exceed the minimum area and dimension requirements for the B-3 Highway <br />Business District. <br /> <br />Development of the plat will include the construction of a westerly extension of Riverdale <br />Drive N.W. and improvements to Llama Street N.W. south of Hwy. #10. <br /> <br />A Grading and Drainage Plan has been submitted and is acceptable. <br /> <br />The plat was reviewed by the Park Commission on August 8. It is recommended that park <br />dedication consist of a segment of trail between the plat and Alpaca Estates 3rd Addition <br />and cash. <br /> <br />Recommendation: <br /> <br />City Staff recommends preliminary plat approval. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council approve/deny the preliminary plat for Alpaca Estates <br />4th Addition. <br /> <br />Review Checklist: <br /> <br />PC: <br /> <br />City Engineer <br />Parks & Utilities Supervisor <br /> <br />9/3/96 <br /> <br /> <br />
