" § 9.20.22 B-2 Business District <br /> <br />jo <br /> <br />The hours of operation shall be limited from 6:00 a.m. to 12:00 p.m., <br />unless extended by the Council. <br /> <br />Motor fuel activities are installed in accordance with State and City <br />standards, regardless of whether the dispensing, sale or offering for sale <br />of motor fuels and/or oil is incidental to the conduct of the use or <br />business. Additionally, adequate space shall be provided to access gas <br />pumps and allow maneuverability around the pumps. Underground fuel <br />storage tanks are to be positioned to allow adequate access by motor fuel <br />transports' and unloading operations do not conflict with circulation, <br />access and other activities on the site. Fuel pumps shall be installed on <br />pump islands with protective canopies. Canopies shall maintain a 20 <br />foot setback from property lines as measured from the edge of the <br />canopy. <br /> <br />All exterior wall finishes on any building shall be: <br /> 1. face brick; <br />2. natural stone; <br />3. specifically designed pre-cast concrete units whose surfaces have <br /> been integrally treated with an applied decorative material or <br /> texture; <br />4. factory fabricated or finished metal framed panel construction, if <br /> the panel material is to be of those noted in 1, 2, or 3 above; <br />5. other material as may be approved by the City. Combinations of <br /> such materials shall be permitted. <br /> <br />The entire site other than that covered by structures, concrete or asphalt <br />shall be finished with turf and/or plantings up to the edge of improved <br />street(s). <br /> <br />Each light standard base or island and all islands in the parking lot shall <br />be landscaped or covered. <br /> <br />Vehicular access points shall be limited, shall create a minimum of <br />conflict with through traffic movement, and shall be subject to the <br />approval of the City. <br /> <br />Provisions are made to control and reduce noise. <br />The entire site shall have a drainage system Which is subject to the <br />approval of the City Engineer. <br />All signing'and information or visual communication devices shall be in <br />compliance with the applicable provisions of the code. <br /> <br />A concrete curb not less than six (6) inches above grade shall separate <br />the public sidewalk from motor vehicle service areas. <br /> <br />All magazining or stacking space for vehicles shall be .off-street and <br />shall be constructed to a size that will accommodate that number of <br />vehicles which can be serviced during a maximum 30 minute period and <br />shall be subject to the approval of the City Engineer. <br /> <br />There shall be no off-street parking or outside sales and display areas <br />within 17.5 feet of any street right-of-way. <br /> <br />Page 376 <br /> <br />Printed 4/4D5 <br /> <br /> <br />
