Box 3001 <br />One Convenience Blvd. <br />Ankeny, IoWa 50021-8045 <br /> <br />Re: Site Plan for convenience store in City of Ramsey, Minnesota <br /> <br />Dear Kristi: <br /> <br />We are in receipt of a Site Plan consisting of one (1) sheet, prepared by the Casey's <br />ConstructionDivision dated July 31, 1996. We are also in receipt of a Site Survey dated <br />June 10, 199{5 prepared by Yaggy Colby Associates, Building Elevations dated March 12, <br />1996 prepared by Casey's Construction Division, and lighting specifications faxed to the <br />City on July 24, 1996. We offer the following comments: <br /> <br />General: The site plan proposes to develop a 2,720 square foot convenience store with <br />gas pumps on Lot 1, Block 4, Sunfish Square. The site is located in the northeast corner <br />of the intersection of County Roads #116 and #57. <br /> <br />Zoning: The site is zoned B-1 Business and convenience stores with gas sales are not <br />listed as a permitted use. Accordingly, an application for rezoning has been received and is <br />being processed by the City. <br /> <br />Lot Coverage: The site is 50,660 square feet in size. Lot coverage is restricted to 35% <br />or 17,731 square feet. The proposed size of the principal structure is 2,720 square feet, <br />which equates to a lot coverage of approximately 18.6%. <br /> <br />Utilities: The facility will be served by municipal utilities. The City will be requiring the <br />installation of a 12 inch watermain up the eastern drainage and utility easements to the <br />northeastern corner of the site. Service should be taken off of this watermain. The City <br />will pay for the cost difference for this modification. <br /> <br />Setbacks: The building location exceeds the 35 foot front, 20 foot rear, and 10/20 foot <br />side setback requirements. <br /> <br />Screening: There is a Multiple Residential parcel that abuts the subject property on the <br />north and east. City Code requires screening between residential and non-residential uses <br />along the property line of the residential zone. The site plan proposes to provide a privacy <br />fence along the north and east property lines. <br /> <br /> <br />
