SITE IMPROVEMENTS <br />A. Intersection Geometries <br /> The prop9, sed 1-way pair access driveways to CSAH fi5 are proposed to be 24' - 28' wide pavements <br /> (accommodating 2 travel lane). Preliminary discussions with the Anoka County Highway Department <br /> did not identify a need to construct auxiliary right and/or left turn lanes along CSAH g5 at the proposed <br /> access points, but they may become necessary in the future if traffic volumes or traffic safety become <br /> a major factor. <br /> <br />If the church is able to gain full access to T.H./it 47 for a joint (or shared) driveway, auxiliary right <br />and left tarn lanes Would be expected along T.H. #47 in addition to a raised concrete median. And the <br />church's driveway approach to T.H.//47 would probably warrant a 3 or 4 lane design consisting of an <br />exiting right turn lane, an exiting left turn lane and 1 or 2 entering lanes. However, if only a fight-turn <br />in./right tUrn-out access is permitted, a single entering lane and a single exiting lane would be sufficient <br />for the d~iveway width. And improvements along T.H. //47 would consist of a southbound to <br />westbound attx/liary right turn lane for entering traffic and an eastbound to southbound acceleration lane <br />for exiting traffic. <br /> <br />Access to the Sunwood Drive - 149th Avenue connection would consist of a simple 2 lane-2 way (1 <br />travel lane in each direction) driveway tieing into Sunwood Drive or a eul-del-sac street extending to <br />the south from Sunwood Drive. No roadway improvements or auxiliary turn lanes would be anticipated <br />dong stm~rood Drive. <br /> <br />Bo <br /> <br />Internal Driveways and Parking Lots <br />The Phase II D~velopment Plan as shown on Exkibit F, illustrates the long-term conceptual layout of <br />the propo.sext building, parking lot and driveways for the Lord of Life campus. The staging of the <br />parking lot exp.ansions and driveway extensions will be largely dependent upon the Church's use and <br />scheduling of multiple womhip services and the resulting concurrent parking demand. <br /> <br />Co <br /> <br />Cost Estimates <br />For purposes of budgeting for the proposed capital improvements to the site, the following construction <br />costs (in '1996 dollars ) have been estimated for the recommended driveway and parking lot <br />improvements: <br /> <br />26' wide bituminous driveway <br />w/cOncrete curb & gutter <br /> <br />$40.00 per lineal foot <br /> <br />Bituminous parking lot <br />w/coimrete curb & gutter <br /> <br />$10.00 per square yard <br /> <br />11 <br /> <br /> <br />
