Site Plan RevieW: Shorewood R.V. <br />September 26, lr996 <br />Page 3 of 3 <br /> <br />Transp9rtafign I~pact Fee: Earlier this year the City Council enacted a Transportation Impact Fee. <br />The rate estabislied for commercial development is $1.50 per square foot of commercial building <br />space and this fee is collected as an additional line item on the building permit. <br /> <br />Outlot A: The site plan identifies that Outlot A on the south side of Riverdale is proposed to be <br />used for future winter storage of r.v.'s and temporary out of town visitor parking. These areas are <br />proposed to be ~sufaced with Class 5. First of all, it is the City's policy that outlots are not <br />considered developable without replatting into Block and Lot numbers. If there are future uses <br />anticipated for this Outlot, it may be best for the developer of the plat to assign a Block and Lot <br />number to this o~tlot before the plat is recorded at Anoka County. As for the anticipated uses of <br />this outlot, it is v~ry likely that it will require a conditional use permit and a fh-m determination can <br />be made after City Staff has been provided more details regarding these uses. The Class 5 <br />surfacing proposed for the outlot will not be acceptable. The B-3 Highway Business district <br />regulations require these types of areas to be surfaced with bituminous or concrete and finished <br />with B-612 concrete curbing. <br /> <br />The Planning C~>mmission will be meeting at 7:30 p.m. on Tuesday, October 1, 1996, at the <br />Ramsey Munici .P~I Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan. A copy <br />of the case cover sheet is enclosed.
