Site ~Plan Review: Shorewood R.V. September 26, 1996 Pag~ 2 of 3 Architectural Standards: City Code restricts structure heights to 35 feet and exterior wall finishes muSg be brick, natural stone or precast concrete, or fabricated panels of these materials. The elevations provided indicate that the structure will be 20 feet in height and the building exterior w/il be faced with precast concrete walls. Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored within a completely screened structure or container. In accordance with City Code, the site plan identifies a waste storage area enclosure constructed of brick, rock face block and cedar siding. Off~iStreet Parki.ng- D.esign: City Code requires all driveways, off-street parking areas, maneuvering areas and display areas to be paved with bituminous or concrete and finished with B- 612 concrete curbing. The site plan identifies four bituminous areas adjacent to Hwy. gl0 for R.M~ display but it does not clearly indicate that the remainder of off-stweet parking and display area~ are also to be surfaced with bituminous. Some B-612 concrete curbing is also noted for installation but it is not clearly reflected that the outer perimeter of all bituminous surfaces will be finilhed with the curbing. The site plan should be modified accordingly. Off_Street parking - Space~ Re.quire& City Code requires 1 parking space for every 10 vehicles on display; 3 spaces for each maintenance bay and 1 space for each full time employee. The site plaa identifies a r.v. display area for 179 units and a used car display area for 30 units for a total of 209ivehicles on display. This would require 21 off-street parking spaces. The floor plans seem to indicate an8 bay maintenance shop which would require another 24 parking spaces. This totals 45 off~Street parking spaces; 49 are provided. This only leaves 4 spaces for employees and the site pl~ does not indicate how many full time persons there are on the site.. Lighting:_ The site plan does not include a lighting plan but does note that lighting will meet City requirements. The lighting plan is subject to the approval of the City Engineex:. Dr~ na ge an d Gradin g: The proposed plan prepared by Merland Otto, Landscape Architect, labeled Sh~t A-2, has been submitted. The drainage plan proposes sheet drainage of the paved areas to foU? catch basins located along the south curb line of the parking lot. These four catch basins disCharge to the ditchtine located on the south side of Riverdale Drive. This ditchline flows eastward and discharges into the drainage pond constructed on the drainage easement of Out_lot A. It i~ suggested that the western set of catch basins be relocated slightly such that C.B. 2 can be relQcated to the proposed location of the curb spillway. A catch basin should also be added to the nort_h curbline of this location. This willl eliminate the need for an undesireable "warp" section in the roadway and the spillway off the south curbline of Riverdale Drive. Th(re wii1 also be a considerable flow in the south ditchline as a result of the large paved area proposed for the R.V. display area. It should be the responsibility of the applicant to repair all washouts until a vigorous stand of turf is established. At.tess: The site is proposed to have 3 accesses from Riverdale DriVe and an exity-only onto Llgma: There will be no direct access onto Hwy. #10. The site plan has been forwarded to ~OT for review and comment. ~ A sign permit is required for site signage. The cost of the permit is $100.00. No roof signs ar~iallowed and no wall sign may extend above the top of the wall. The parcel may have 1 free st~ding sign at I00 square feet and wall signs are limited to 15% of the area of the front wall and 50% of that allotment may be distributed on other walls of the facility.
