We offer the following comments: <br /> <br />Zoning and General: The property is zoned R-1 Rural Residential and <br />si. ngle family residential lots are a permitted use under this zoning. The <br />property is also subject to 4 in 40 density zoning and the 40 acre parcel is <br />restricted to four (4) lots. The proposed plat consists of 4 single family <br />niral residential lots, one of which is an existing homestead, and three <br />ouflots. The development agreement will restrict Ouflots B and C from <br />fdture development until 4 in 40 density zoning is abolished or sewer and <br />water are available to the property. <br /> <br />The final plat should assign a block number to thd plat. <br /> <br />Resubdivision' Plan: The property is located in the Rural Transition <br />Ai'ea and City Code requires the submittal of a plan illustrating the <br />reasonable resubdivision of the plat to urban densities. Outlot A would <br />provide an opportunity for a future street allowing the subdivision of Lots 1 <br />and 2. Numerous opportunities exist for the resubflivision of Outlots B and <br />C.: However, unless there is a specific purpose for these outlots, it may be <br />more desireable to create only a single outlot parcel. Separate parcels may <br />fall into separate ownership, and diminish the ease of future subdivision. <br /> <br />o <br /> <br />Lot Dimensions and Area: Lots 1 through 4 meet the 2.5 acre <br />minimum lot size and 200 foot lot width requirements in the Rural <br />Transition area. Information should be provided to the City to verify that <br />the existing homestead and accesstory structures on Lot 1 will meet <br />applicable structure setback requirements from newly created property lines. <br /> <br /> <br />
