Harmony Farm <br />September 26, 1996 <br />Page 2 of 3 <br /> <br />o <br /> <br />Streets and Access: The plat notes that Out. lot A will be dedicated to the <br />City for possible use as a City street to provide public access from 167th to <br />Outlot B at the time resubdivision occurs. Outlot A should align with <br />Coquina Street on the south side of 167th. This may require reconfiguring <br />Lot 1 so that it meets the 200 foot lot width requirement at the building <br />setback line rather than at the street frontage. <br /> <br />The plat intends for Lots 1, 2 and 3 to have public access from 167th <br />Avenue N.W. The City considers 167th Avenue a furore east/west collector <br />and it would be staffs recommendation that until Outlot A is developed as a <br />public street, the driveways for Lots 1 and 2 access t 67th through Out. lot A. <br />The City would be in favor of granting an easement for access purposes <br />over Outlot A to the owners of those two parcels. In accordance with that, <br />the developers of the lots should be obligated to orientate the homes towards <br />Outlot A and a change of address may be required at some point in the <br />future. <br /> <br />The driveway for Lot 3 should align with Dolomite Street N.W. The <br />dwelling location should coincide with the resubdivision and street plan for <br />this parcel, which may aisc mean a change of address at some point in the <br />future when resubdivision occurs. <br /> <br />Soils: Al1 of the lots must contain a minimum of 27,225 square feet of <br />Class 1 soils to be deemed suitable for on-site septic systems. <br /> <br />o <br /> <br />o <br /> <br />Wetlands: . Any wetlands on the property will have to be certified as <br />such and shown on the final plat as drainage and utility easements. <br /> <br />Drainage and Utility Easements: The standard 10 foot wide drainage <br />and utility easements (5 feet on common property lines) must be provided <br />around the perimeter of Lots 1 through 4. <br /> <br />Grading and Drainage: The addition of these residential structures and <br />drives should not significantly alter existing drainage problems on this 40 <br />acre parcel. However, topographic information should be submitted along <br />with house pad locations and elevations. <br /> <br />o <br /> <br />Park Dedication: The plat will be reviewed by the Park Commission at <br />their regular meeting at 6:00 p.m. on Thursday, October 10, 1996 at <br />Ramsey Municipal Center. Your attendance at this meeting is not <br />mandatory, however, at a minimum you should discuss the park dedication <br />issue with Parks & Utilities Supervisor Mark Boos at 427-8254 or 427- <br />1410. It is anticipated that park dedication wiI1 consist of a cash payment <br />for each of the 3 new lots created. <br /> <br /> <br />
