Review Letter: Harmony Farm <br />September 26, 1996 <br />Page 3 of 3 <br /> <br />10. <br /> <br />11. <br /> <br />Transportation Impact Fee: Effective April 15, 1996, the City of <br />Ramsey implemented a Transportation Impact Fee. The current rate is <br />$500.00 per new lot created, or $1,500 in this case. Transporation impact <br />fees in this case would be set aside for future improvements for the <br />signalization of the intersection of 167th Avenue and T.H. #47. The <br />developers minimum share of this fee is 50% or $750.00; and the remaining <br />$750.00 may be diverted as an additional $250 fee on each of the building <br />permits issued in the plat. <br /> <br />Tree Preservation and Planting Plan: The developer must submit a <br />Landscape Plan as an addendum to the Sketch Plan. This plan should <br />identify existing tree growth that will be preserved during construction and <br />the:new planting of one 2-inch diameter tree, of an approved species, in the <br />front yard of each new lot created. No grading will be allowed until this <br />requirement is fulfilled. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, October 1, <br />1996 to consider your request for sketch plan approval of Harmony Farm. A copy <br />of the case cover sheet is enclosed for your information.
