We offer the following comments: <br /> <br />Zoning and General: The property is zoned R-1 Urban Residential and <br />single family residential tots are a permitted use under this zoning. The <br />proposed plat consists of 3 single family residential lots; two of which will <br />accommodate existing homesteads on the subject property. <br /> <br />Resubdivision Plan: In accordance with City Code, a resubdivision <br />plan has been superimposed onto the preliminary plat. This plan verifies <br />that the location of the existing and proposed building pads should not <br />hinder future resubdivision of the subject property to its ultimate density <br />under urban standards. However, either the house pad for Lot 2 or the <br />roadway would need to be shifted slightly to accomodate the 35 foot <br />setback. Appropriately, the resubdivision plan a/so provides for one access <br />onto T.H. #47 and the future extension of through streets to adjacent parcels <br />to the north and south. <br /> <br />Lot Dimensions and Area: The property is located in the Metropolitan <br />Urban Service Area and the minimum lot size for parcels in this district <br />without City sewer and water is t acre. Lot 1 is proposed at 29.5 acres, Lot <br />2 at 7.5 acres, and Lot 3 at 2 acres. <br /> <br />The minimum lot width in the Urban Residential District without City sewer <br />and water is 200 feet. Lot width is defined as the measurement taken at the <br />property line abutting the street. There is not 600 feet of road frontage on <br />T.H. #47 to accommodate 3 lots. Three lots from 40 acres is not an <br />unreasonable request and the homestead located at about the center of the 40 <br />acres is currently landlocked. Therefore, City Staff is recommending <br />approval of a deviation from the 200 foot lot width requirement on Lot 2. <br /> <br />Streets and Access: Lots 1 and 3 have existing driveways onto T.H. <br />#47. It is Staff's recommendation that LOt 2 access T.H. #47 at the same <br />location as Lot 1. It is understood that at the time the property is further <br />subdivided, the accesses onto T.H. #47 will be converted to interior streets. <br /> <br /> <br />
