Wildlife Sanctuary Addition <br />October 9, 1996 <br />Page 2 of 3 <br /> <br />o <br /> <br />10. <br /> <br />Streets and Access (Continued): The location of the proposed future <br />street shown on the resubdivision plan is directly across from 156th <br />Avenue, which is consistent with the T.H. #47 Corridor Study. <br /> <br />Soils: Lot 2 must contain a minimum of 27,225 square feet of Class 1 <br />soils to be deemed suitable for on-site septic system. Nymore soils, which <br />are Class 1 soils, predominate all three lots. <br /> <br />Wetlands: There are a substantial amount of wetlands on the property <br />and preliminary wetland delineations have been provided on the preliminary <br />plan. A certified wetland delineation will be required and all wetlands <br />should be dedicated as drainage and utility easements on the final plat. <br /> <br />Drainage and Utility Easements: The standard drainage and utility <br />easements around the perimeter of each of the lots is proposed. <br /> <br />Grading and Drainage: The amount of grading anticipated to <br />accommodate this plat should not significantly alter drainage patterns. Care <br />should be taken to protect wetland areas from sedimentation as a part of the <br />home construction. <br /> <br />Park Dedication: The plat will be reviewed by the Park Commission at <br />6:00 p.m. on Thursday, October 10 in the Council Chambers at the Ramsey <br />Municipal Center. It is anticipated that the Commission will recommend a <br />cash payment to satisfy park dedication requirements for Lot 2. Your <br />attendance at this meeting is not mandatory, however, at a minimum you <br />should discuss the park dedication issue with Parks & Utilities Supervisor <br />Mark Boos at 427-8254 or 427-1410. <br /> <br />Transportation Impact Fee: Effective April 15, 1996, the City of <br />Ramsey implemented a Transportation Impact Fee. The current rate is <br />$500.00 for each new lot created, which amounts to a total of $500.00 in <br />the case of Wildlife Sanctuary Addition. The developer has the option to <br />pay this fee, or a minimum of 50% thereof, prior to the City releasing the <br />plat for recording. If the Developer pays 50% of the fee prior to recording, <br />the remaining 50% or $250.00 will be collected as an additional fee on the <br />building permit issued for Lot 2. <br /> <br />Per your request, the Planning Commission has scheduled a special meeting at 6:30 <br />p.m. on Wednesday, October 16, 1996 in the Council Chambers of the Ramsey <br />Municipal Center at 15153 Nowthen Blvd. N.W. to consider your request for <br /> <br /> <br />
