We offer thc following comment, s: <br /> <br /> Zoning and General: The property is zoned Plmmed Unit Development <br /> and is a part of the approved concept plan for Northfork dated January t, <br /> :1985. The preliminary plat currently under review proposes ro create 3'7 <br /> single family lots on 73.3 acres. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. <br />concept modit'%cafions approved in May of t990, all of the lots in Norfinfork <br />Oaks are at least one acre in size. <br /> <br />Soils: All of fine lots must contain a min,.mum of 27,225 square feet of <br />Cl~s A soils to be deemed smtabie for on-site septic systems. SCS soils <br />d~ta needs to be superimposed on the proposed plat to dete,maine if this <br />criterion can be met. SoYs in the area are predominantly Ci~s I soils, <br />however, ism,., Rifle, and Muck soils also exist in the <br /> <br />Park Dedication: In accordance with the Ma>, 9, 1989 Northfork Park <br />Dedication A~eement, there is no park dedication due in this area of the <br />PUD. <br /> <br />Streets: The lots are propossd to receive public access via the extension of <br />Royal Road from Northfork Oaks to the south and the extension of 162nd <br />from Norfinfork Third to the west. The street designation should be <br />changed from t59fin to Royal Road. There are two cul-de-sacs proposed to <br />extend off of Royal Road; the cul-de-sac extending to the west should be <br />named 162nd Ckcle N.W. and the cul-de-sac extending to the east should <br />be named ] 62nd Corox N.W. /'ne cul-de-sac lengths do not exceed the 600 <br />foot maximum ien~h standard. S~reet plans for-construction of the roads <br />are subject to the prior approval of the CiD' En~4neer. <br /> <br />Drainage and Easements: The Grading Pian subrrfined acce~ts street <br />runoff at two locations and conducts drainage into z ser/es of man-made <br /> <br /> <br />
