ponds which ultimately outlet to a natural wetland adjacent to Trott Brook
on~ the western edge of the preliminary plat. The first location is
apj~roximately 200 feet east of the Park wail on the western boundary of the
plat, and the other is at the intersection of Royal Road (159th Street) and
162nd Lane N.W. These two drainage systems are acceptable as proposed.
A third drain for the plat consists of existing catch basins on Royal Road
(l~9th Street) located approximately 150 feet south of the southern border
of the plat. These catch basins discharge to a low area on the east side of
the[. street which has no apparent outer- Also a series of ponds are proposed
we};t of the. s~eet which ultimately drain to the Trott Brook wetland.. This
catch basra requires s~-eet runoff to travel a distance of over 1,000 feet
before reaching this catch basin. This distance should be reduced to tess
th~ 700 feet. This might be accomplished by providing catch basins at the
int/,rsection of the southernmost cut-de-sac with Royal Road. h would also
be desireable to provide an outer for this tow area through the proposed
series of ponds across the sa-cee on the west side of Royal Road. tf no such
outlet is provided, an analysis should be prepared by a registered engineer
which would establish the elevation at which a 4 inch precipitation event
world innundate the low areas under frozen ground conditions.

The plan should also be revised to show the location of silt fence during
~m-ad.i. ng and erosion control during construction.

Impact on adjacent land uses: h is estimated that Lots 16 through 21
of Block 2 abut Armstrong Kennels. As in Northfork Oaks Addition, the
developers are prepared to imr~ose buffer zoner'on these lots and rut buyers
on ~otice that the kennels and their related actiVities exist.

Pedestrian Transportation: Staff has det,i-J,:ined that a transportation
linkiis necessary, between the ri'ails in Norfl:ffork and Wood.lawn Estates to
the Cast. The development agreement shall require the developer to rough
grade this transportation link. The lo:.arion of this wansporrafion link is
preferred to follow along the backyards of lots 5 through 13 of Block 2.

Tre~ Preservation and Planting Plan: The developer must submit a
Landscape Plan as an addendum to the Crrading Plan. This vian should
idenidfy ex/sting tree growth that will be preserved during ail ~onstruction
and the new planting of one 2-inch diameter tree, of an approved species, in
the fiont yard of each lot. The developer should contac~ Parks and Utilities
Coordinator Mark Boos at 427-1741 or 427-1410 to make arrangements for
the shbrnJttaJ of the required Landscape Plan. No grading will be allowed
until this requirement is fulfilled.

The Planning Commission will be meeting at 7:30 p.m. on Tuesday, January 3,
1995 to confider your request for preliminary plat approval of North.fork Oaks 2nd
Addition. It ~s impo~nant that you, or your representative, b~ present at the meeting
to answer any questions that may arise.
