On November 3, 1994, the applicant submitted the additional information requested in order to do a proper site plan review. On DeCember 30, 1994, Mr. JankowskS, Ms. Froli]c and Councilmember Peterson met with Ralph Nissen, The following items were agreed to for the installation of site improvements at Ralph's Gun and Pawn: a) A temporary sump area measuring 18' x 80' x 3' deep would be consmacted on the west side of the building. b) -i B-612 concrete curbing would be installed along the east and south edges of the pavement. No curbing would be required in the northwest comer of the drive/parking area to allow runoff to reach the sump area and future expansion of the drive to seruiee the other 3 lots to the west in Guy Addition, Since it would be too difficult to install continuous concrete curbing where the existing black-top meets the existing concrete walkway at the front of the building, it has been recommended that M.r. Nissen be allowed to place he concrete curb sections at the front of the building to prevent cars from driving onto the wMk-way, Mr. Nissen has ag:meal that the west side of the building will not be used for parking and storage; therefore, no ackt/tional pavement beyond what exists would be required. tn accordance with setback requirements in the B-3 Highway Business District, Mr. Nissen has agreed to cut the blacktop back 17.5 feet from the front property line, City Staff will re-evaluate the remaining/'site improvements to be installed and recalculate the amount of financial guarantee Mr. Nissen is required to provide. On january 3, 1995, the Planning Commission met and rev/ewed Mr. Nissen's site plan and the results of the December 30 meedmg with City Staff.
