Hard surfaced driveways are a requirement for each lot in <br /> the Plat. i Said improvement shall be installed by the building permit applicant or the <br /> homeowper at the time the Certificate of Occupancy is issued or as soon thereafter as <br /> possiblei weather permitting. In the event this improvement is not timely installed, the <br /> DEVELOPER, on behalf of all subsequent owners of lots within the Plat, agrees that the <br /> CITY ~ay install said improvement on any lot and specially assess its cost therefore <br /> against ~e lot. The DEVELOPER hereby waives all right to a public hearing and other. <br /> statutor3~ rights or City Charter rights granted a property owner relating to special <br /> assessments, including the right to appeal the special assessment for installation of the <br /> improvement described in this paragraph. ~ addition, the DEVELOPER grants the right <br /> to the C .l'rY to enter on each lot of the Plat in order to install the improvement described in <br /> this par~graph, in the event it is necessary for the CITY to install this improvement and <br /> specially assess the same. <br /> /II. <br /> <br />rPERMITS, OCCUPANCY AND PROPERTY VALUES: <br /> <br />12. Requirements for Building Permits. No occupancy permit for any lot in the Plat <br /> shall be iissued until: (a) site plan approval is granted by the CITY and any additional <br /> expenseiincurred in giving site plan approval has been reimbursed to the CITY; (b) a <br /> Certificate of Survey, including that information required by the CITY, has been supplied <br /> to the City Building Official; and (c) all the financial guarantees required by the CITY have <br /> been satisfied. <br /> <br />13. Requir~Iments for Plumbing. As a part of the plumbing requirements, backflow <br /> prevent~s shall be installed in each sewer line. <br /> <br />IV. <br /> <br /> PARK DEDICATION: <br /> <br />14..Cash ~ontribution. The Subject Property is in the Prairie Park District. Park <br /> dedication shall be satisfied by a cash contribution in the amount of Three Thousand Two <br /> Hundred Dollars and no/cents ($3,300.00) -which represents $800.00 for each of the four. <br /> lots. <br /> <br />GENERAL <br /> <br />qq <br /> <br /> <br />
