The plat consists of 18 acres proposed to be platted into 34 single <br />family residential lbts served by municipal water and sanitary sewer. <br /> <br />The following iterqs are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Sito location map <br />Proposed preliminary plat - <br />Grin# plan <br />Let!er from Mn/DOT dated March 28, 1994 <br />Ci~ Staff review letter dated February 1, 1995 <br />Dr~fft of Planning Commission public hearing and regular meetings minutes dated <br />Fel~ruary 7, 1995 <br /> <br />Observations: <br /> <br />On February 8, 1994, Mr. Gorham submitted an application for subdivision approval and the <br />proposed sketch plhn for Willow Ridge. <br /> <br />After several mor~ths of exploring options for through streets north to 153rd and Mn/DOT's <br />response to another access onto Hwy. #47, the sketch plan received the approval of the Planning <br />Commission on AUgust 2, 1994. <br /> <br />On August 11, 19~4, the Park and Recreation Commission recommended requiring cash to fulfill <br />park dedication requirements. <br />On January 17, 1995, the City received the developer's proposed preliminary plat for approval. <br /> <br />The property is cu~ently zoned R-3 Urban Residential for multi-family units. The developer has <br />applied for a rezofling to R-1 Urban Residential to facilitate development of the property with <br />single family lots. <br /> <br />All of the lots will ~meet the minimum dimensional and area requirements. Lots adjacent to Hwy. <br />#47 will also be able to meet the structure setback requirement from thoroughfares. <br /> <br />As with Amber !~idge, the developer is being required to install a bituminous pedestrian <br />transportation trail parallel to Hwy. #47, which is not park dedication credit eligible as it is <br />transportational in .~ature. <br /> <br />All lots will receive access from interior streets and no lots will have direct access onto Hwy. g47. <br /> <br /> <br />
