Park Dedication: In accordance with thc recommendations of the Park and Recreation <br />Commission at thc time of sketch plan review, park dedication will consist of a cash <br />payment in thc amount of $800.00 per lot. <br /> <br />Pedestrian .Transportation Rgut¢; The developer will be required to continue the pedestrian <br />transportation route along Hwy. #47 at a paving width of 10 feet. Since this trail is <br />considered transportational in nature, it is not park dedication eligible. The developer has <br />provided a 40 foot right-of-way for construction of a trail and screening berm. The berm <br />should be 7 feet above trail surface and be forested. In order to avoid the trail pavement <br />from being located right on adjacent property lines, the City will require a minimum of 10 <br />feet between the edge of the trail pavement and the adjacent property line. For handicap <br />accessibility purposes, there must be 10 foot wide curb cuts in the trail and the trail grade <br />may not exceed 5%. <br /> <br />Tree Preservation' The developer must submit an addendum to the Grading Plan that <br />shows existing trees, those proposed to be preserved, references the planting of a tree on <br />each lot and the proposed plantings on the trail berm. <br /> <br />Th~ Planning Commission will be meeting at 7:30 p.m. on Tuesday, February 7, to conduct a <br />public hearing and consider your request for preliminary plat approval of Willow Ridge.
