City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />March 22, 1995 <br /> <br />G~ Gorham <br />3538 Mississippi Drive N.W. <br />Coon Rapids, Mn 55433 <br /> <br />Re: Final Plat Review; Willow Ridge <br /> <br />Dear Mr. Gorham: <br /> <br />We have received the proposed final plat for Willow Ridge which consists of two <br />(2) sheets prepared by Hakanson' Anderson Associates, Inc. We offer the <br />following comments: <br /> <br />.General ~ Zoning; The subject property is approximately 18 acres in size <br />and has been rezoned from R-3 Urban Residential to R-1Urban Residential <br />to facilitate development of the property with single family lots. As a result <br />of Metro Council's recent approval to Ramsey's request for an expansion of <br />the Metropolitan Urban Service Area (MUSA), the subject property is now <br />in the MUSA.. <br /> <br />~ Sizes and Dimensions: The minimum lot width in the R-1 Urban <br />Residential District is 80 feet, or 90 feet on comer lots, and the minimum lot <br />area is 10,800 square feet. Ail of the lots in the plat meet the area <br />requirement and the lot width requirement is met at either the mad frontage <br />or the building setback line. The structure setback from Hwy. #47 is 110 <br />feet from the centefline or 50 feet from the fight-Of-way line, whichever is <br />greater. The plat reflects that all lots adjacent fo Hwy.#47 will be able to <br />meet the structure setback from thoroughfare requirement. <br /> <br />Access to Lots: All lots in the plat would be accessed by interior streets and <br />no lots will have direct access onto Hwy. #47. A March 20, 1995, letter <br />from Mr. Bill Warden of Mn/DOT reviewed a submittal by Mr. Peter <br />Raatikka on behalf of the developer for an access on T.H. #47 directly <br />across from 149th Lane. The submittal proposed the construction of a right <br />turn lane on the east portion of the highway.
