We offer the following
comments:

1. General; AS a result of Metro Council's recent approval of Ramsey's request for a
Metropolitan ~rban Service Area (MUSA) expansion, the subject property is now in the
MUSA and zoned R-1 Urban Residential. The proposed plat has been revised to one of
urban densi~ single family lots rather than rural density. The plat consists of
approximatel~, 23 acres to be subdivided into 22 lots.

2. Access to Lot~: It will be necessary to extend 151st Lane N.W. into the plat as a cul-de-sac
to provide puf~lic access to the lots. The length of 151st will exceed the 600 foot maximum
for dead end Streets. However, the property to be developed is surrounded by wetlands
and the extension of 151st is the only reasonable access to the developable high ground.
The City kno~s from past experience that DNR will not approve bridging the wetland to
create a throhigh street to Sunfish Lake Blvd. The cul-de-sac extending north of 151st,
Quicksilver S~reet N.W., will not exceed the 600 foot maximum length.

o

Lgt Size. ~ and~Dimensions: All of the lots meet the 80 foot'width requirement (90 feet on
corner lots) it either the front property line or the building setback line, and the 10,800
square foot mea requirement.

Sewer and '~ ater Services; The parcel will be served by city water and sanitary sewer.
Watermain i~ anticipated to be extended to the site along the north property line of the
elementary se h0ol as early as June, 1995. Sanitary sewer will be extended to the western
boundary of ~ he site by the extension of the sanitary sewer interceptor. This interceptor
may be avaih ble to the site by August, 1995. The streets and utilities are proposed to be
installed as a!private project with no financial participation on the part of the City. The
trunk line in [51st Lane should be upgraded to a 12 inch pipe.

Grading and Drainage Plan: Per the City Engineers comments at the sketch plan stage, a
Grading and ~Drainage Plan has been provided that directs drainage toward the west and
north. A sedimentation pond has also been provided to handle mn-off untill its discharge
into the wetl~d.
