Preliminary Plat Review <br />Fox K~_-~ oI1 <br />March~28, 1995 <br />Page ~of 2 <br /> <br /> The entirety of the wetlands should be delineated and protected as a drainage and utility <br /> easement on the final plat, not just the County ditch. <br /> z <br /> <br /> :iThe standard drainage and utility easements have been provided around the perimeter of <br /> ~ each of the lots. <br /> <br />6. Landsca_r~ Plan; A landscape plan must be submitted as an addendum to the Grading and <br /> Drainage Plan. The plan must indicate trees to be preserved and the method for doing so, <br /> ' and the planting (by species) of at least one 2 inch diameter tree in the front yard of each of <br /> ~ the lots. The species and location of trees to be planted are subject to the approval of the <br /> - City and shall be specified on the landscape plan. <br /> <br />7. : park Dexlication: The sketch plan was reviewed by the Park and Recreation Commission. <br /> ; Their recommendation is that park dedication consist of a combination of cash and trail <br /> development. The bituminous trail is proposed to cross the plat in a southeast to northwest <br /> ' alignment. Staff is recommending that the section of park trail in the southeastern portion <br /> -~ of the plat be relocated to the west to more directly line up with Quicksilver Street N.W. <br /> ~ All off-road portions of the trail are eligible for park dedication credit at a rate of $6 per <br /> lineal foot <br /> <br />The planning Commission will be meeting at 7:30 p.m. on Tuesday, Apri. 4, 1995, at the Ramsey <br />Muni~pal Center, 15153 Nowthen Blvd., to consider your request for preliminary plat approval <br />of FoiKnoll. I suggest that you, or your representative, be present at these meeting to answer any <br />questibns that may arise.
