Ms. Frolik reminded the Commission that the <br />subject property was previously proposed for a subdivision to plat 20 acres into two 10-acre rural <br />lots, and City Staff isuggested postponing the platting of the property until this year. This <br />suggestion was bas~ on the anticipated expansion of the Metropolitan Urban Service Area <br />(MUSA) and the av,~lability of sewer and water to the site by mid 1995, which would allow <br />development of the l~operty at urban densities. As anticipated, the subject property was brought <br />into the MUSA earlier this year, and in March, 1995, the Planning Commission granted approval <br />to a revised sketch pl~ to plat the property at urban densities. The plat now consists of 23 acres to <br />be subdivided into !22 lots, with all lots exceeding the minimum area and dimensional <br />requirements. <br /> <br />Bob Murray, Residential Development Company, reported that within the last two weeks there <br />have been some issues discussed with the Ramsey Elementary School Board regarding the trail <br />system. He explain~ that the school opposed the portion of frail in the southeast corner of the <br />subject property conr~ecting with the school property and their Environmental Learning Area, and <br />that their preference ~ould be to have the trail run up 151st Lane. Mr. Murray agreed that his <br />development would ~ better enhanced with that route and would be amenable to revising the trail. <br />He also noted that the, property lines on the plat have been adjusted to save mature trees. <br /> <br />CITIZEN INPUT: <br /> <br />Tom Kurak, 15001 Sunfish Lake Boulevard NW - stated that he owned one acre of high land <br />connected to the sou~east comer of this plat.
